„Gezielt zeitlos, multifunktional und wandelbar wurde eine pragmatische Produktions- und Arbeitsstätte geschaffen, die zugleich als Investitionsobjekt besonders attraktiv ist.“
Ein Areal in einer neuerschlossenen Gewerbezone des Rhein-Main-Gebiets sollte Ort für einen multifunktionalen Firmenstandort werden. Das Eckgrundstück ist verkehrsgünstig angebunden und von zwei Seiten erschlossen.
Die Firma Imco baut als Investor für einen langjährigen Mieter in Rosbach von der Höhe eine Betriebsstätte mit Lagerhalle und angrenzenden Büros. Sie ist auf dessen gegenwärtige Bedürfnisse zugeschnitten, soll aber bei einer Umstrukturierung oder einem Nutzerwechsel schnell und flexibel angepasst werden können.
Der Baukörper ist klar gegliedert in einen zweigeschossigen Bürotrakt und ein eingeschossiges hohes Lager. Dessen Ab- und Anlieferung sowie der Hauptzugang zum Gebäude sind mit einem Vordach über die gesamte Gebäudebreite geschützt.
In der hohen Halle sind untergebracht das Lager, Produktionsräume und eine Schreinerwerkstatt, die jederzeit baulich dem Lagerraum zugeordnet werden kann. Im zweigeschossigen Gebäudeteil befinden sich im Erdgeschoss vom Lager aus direkt erreichbar Funktionsräume für Mitarbeiter sowie Eingang und Empfang für Besucher. Im Obergeschoss befinden sich an der Südfassade die Büros und innenliegend dienende Funktionen sowie Nebenräume.
Zeitlosigkeit ist nicht nur eine Anforderung der Bauherren, die anhaltende Nutzungsflexibilität wünschten. Sie wurde auch zum Ansatz der Gebäudeästhetik, der in Gestalt von Geradlinigkeit und Einfachheit erfüllt wurde. Das Industriegebäude erzielt damit auch eine hohe Rentabilität und wird zu einem interessanten Investitionsobjekt.
Das nahtlos wirkende Fassadensystem besteht aus gedämmten Metallkassetten, die am Stahlbetontragwerk befestigt sind. In diesen Sandwichpaneelen in Naturaluminiumoptik reflektiert leicht die Umgebung. In der Materialität des Gebäudeinneren dominiert roh belassener Sichtbeton. Nichttragende und flexible Einbauten sind neutral in Weiß gehalten. Auch diese Schlichtheit erfüllt den generellen Anspruch der Zeitlosigkeit.

A plot in a newly developed industrial zone in the Rhine-Main area was selected as the location for a multifunctional company site. The corner lot is conveniently situated and accessible from two sides.
The Imco company invested in the construction of a corporate building with a warehouse and adjacent offices for a long-term tenant in Rosbach von der Höhe. The building has been tailored to the client’s current needs, but can be quickly adapted in case of a restructuring or change of tenant.
The building is clearly structured and comprises a two-storey office wing and a tall one-storey warehouse. The delivery and consignment of goods, as well as the main entrance, are protected by a projecting roof extending along the entire side of the building.
The tall warehouse accommodates storage space, production rooms and a carpenter’s shop, which can be structurally integrated into the storage area anytime. The ground floor of the two-storey part of the building contains functional areas for employees which are directly accessible from the warehouse, as well as the visitor entrance and reception. The offices, internal functional areas and side rooms are on the south side of the upper floor.
The aspect of timelessness was not only a request by the landlord, who wished to have ongoing flexibility of use. It was also the foundation of the building’s aesthetics, which are expressed in straight lines and simplicity. This also helps the industrial building to achieve a good rate of return and makes it an interesting investment.
The apparently seamless façade consists of insulated metal panels which are fixed to the supporting structure of reinforced concrete. These sandwich panels, with their surfaces of natural aluminium, lightly reflect the surroundings. The materiality of the building’s interior is dominated by exposed concrete. A neutral white was selected for the non-load-bearing, flexible elements. This simplicity also helps to meet the general demand for timelessness.
